Each owner is entitled to exclusive use of the property for 6 to 7 weeks per year, depending on their shares, while benefiting from full management by Barnes.

How are my usage weeks organized?

Thanks to our interactive calendar, each co-owner can schedule their stays according to a fair rotation system over 1 to 2 years, depending on the seasonality of the property (city, sea, mountain). Our flexible rules ensure that all owners have access to the most sought-after periods, while offering great flexibility.

Can I rent out my unused weeks?

No, as a principle and to preserve the exclusivity and condition of the property, rentals are not allowed. However, each owner is free to make their allocated weeks available to family or friends.

How does Barnes manage the property?

Barnes takes care of all aspects of management: daily upkeep, maintenance, administrative follow-up, and logistics. Before each stay, the house is prepared to offer you absolute comfort, with your personal belongings reinstalled and all spaces impeccably arranged.

What happens if I want to sell my share of the property?

The sale is only possible after 1 year of ownership, except in cases of force majeure, in order to avoid speculation and stabilize the co-ownership management. In all cases, Barnes will handle the resale of your shares thanks to its international network specialized in luxury real estate.

What types of services are included during my stays?

You benefit from full 5-star hotel services, private chefs on demand, and a concierge available 7 days a week. Everything is designed to ensure each stay is an exceptional experience.

How much does it cost to invest in a Barnes Collection Club property?

The initial investment depends on the value of the property and the size of your share. Generally, the entry ticket for one share (1/8) starts at around €200,000 excluding bank financing, giving you access to properties worth several million euros.

What is the difference between co-ownership and time-sharing?

Co-ownership involves true legal and patrimonial ownership: you hold a share of the deed and can resell your share at any time. Time-sharing, on the other hand, does not grant ownership rights; it only provides a limited right of use over time.
